Langley property market trend

Berkshire is a popular location for buyers and renters looking for convenient access to the capital and a local lifestyle. The latest report on sales and rental trends in the Langley and Slough areas of Berkshire has revealed that the area is becoming increasingly attractive for buyers, with house prices rising and rental prices stabilising.

Overall, sold prices for properties in Langley over the last year were 3% up on the previous year and 11% up on the 2020 peak of £414,575. The majority of sales in Langley during the last year were terraced properties, selling for an average price of £260K. Flats and apartments sold for an average of £190K and detached properties averaged at £367K.

The Elizabeth line’s ‘golden touch’ has made house prices soar in the places it’s due to serve soon, research by Rightmove suggests. The property website found that in some cases, prices more than doubled in the past decade around Elizabeth line stations. The average asking price in Abbey Wood, one of the stations opening for the public on May 24, was £356,801 in 2021 - a 103 per cent increase compared to ten years ago.

But stations outside London have also seen a surge in the number of people looking to move nearby. Slough saw the steepest rise in house prices in the Reading branch of the Elizabeth line, with an average asking price of £387,647 in 2021. This was an 81 per cent increase from 2012.

According to the local Langley letting agents rents in the town also shot up to an average of £1,424, a 44 per cent increase, the highest amongst all stations. Burnham became similarly costlier for renters, as they were asked to pay an average of £1,457, 43 per cent more than a decade ago.

The Rightmove study looked the 1,500 nearest postcodes to each Elizabeth line station, as well as other stations, to measure price changes, demand, and competition. Demand was measured by the number of people enquiring about properties in an area to estate agents via Rightmove, while competition was calculated based on the number of people enquiring about each available property.

Prices in the Langley and wider Slough property market are also predicted to increase by 15% over the next four years, with rent prices rising by 11.5%, according to JLL. This suggests that the market is likely to remain strong in the medium-term and could be an attractive option for investors looking for long-term returns.

Forecasters also indicate that 2023 could see a continued slowdown in housing sales even as home prices drop due to issues with overall affordability. A shortage of housing stock is also likely to remain an issue in the Langley area, as the demand for housing continues to outpace the number of available properties on the market.

Overall, the Langley residential property market is likely to remain strong in the short-term, with prices increasing in 2023. However, it is important to keep an eye on the market and consider any potential risks such as affordability and availability of housing stock in the area.

2017 Property Market in Surrey

As we enter a new year, it’s always a good idea to look ahead – it’s never a bad thing to be prepared! This is exactly what we’ve been doing here at Barton Wyatt Estate Agents in Surrey. We’ve been looking at what we’ve seen throughout 2016 in the property market to predict what we think will happen in 2017 as well as scouring the internet for wise words from industry professionals on the matter. Here’s what we’ve found.

Article 50
In the UK, the most anticipated event of the year is the triggering of Article 50, signifying our leave from the European Union. ‘Brexit’ was confirmed to go ahead on February 2nd, when MP’s gave it the green light (voting 494 to 114), and now we wait with baited breath to see what happens. In terms of property, though, we’re not too worried. Going on what we saw from the Brexit vote, things actually look pretty hopeful for the housing market! Ed Stanfield, chief property economist at Capital Economics, stated that the market recovered ‘Remarkably quickly’ after a short lull due to the referendum result, and we expect the same to be the case for the big event. There is some uncertainty, of course, but we’re remaining positive and expecting any effects to be minor and short-lived.

London
2016 was a bit of a tumultuous year for London in terms of property, as it saw its house price growth fall under the national average for the first time in eight years and an 11,000 increase in the number of city dwellers buying homes outside the capital compared to that of 2015. For 2017, things aren’t expected to change too much in the city, seeing a continuously steady flow of people leaving and heading instead to the South or to regions on the outskirts of London. This is great news for Surrey, which is a good spot for ex-city dwellers, and, as they usually pay more for property than the average buyer, you may receive a better price than you expected! There’s also the effects of the confirmation of a third runway at Heathrow, which we expect to drive even more out of the country’s capital and flock to areas such as Surrey.

Growth and Activity
In terms of growth in the country’s property market as a whole, we’re pleased to report that we expect things to remain steady. Growth is predicted to rise between 1-4% which is nothing to complain about and low interest rates will continue to appeal to buyers for a while yet, especially first-time buyers. Many lenders are introducing even more offers on mortgage rates which is set to propel the market into action and encourage those looking to buy to get up and do so! A topic of interest that we’ve been looking at is the supply of property for sale available on the market, which acts as a good barometer of market health. 2017 has already started well for us with many significant sales, but also with excellent new instructions, so if you’re looking to market your home with the best Estate Agent in Surrey, now could be a very good time!

Ten reasons millionaires buy their millionaire homes in Wentworth

It is no longer uncommon to be a millionaire.  Barclays Wealth conducted a survey that suggests there are 715,000 millionaires in the UK – one in every 65 adults. They predict that in another ten years there will be almost 800,000 millionaires living on these shores.
In 2010, last time Barclays Wealth carried out their study, there were 40% fewer millionaires. The report surmised that booming house prices, bonus payments and good returns in equity markets had all had a hand to play in the rise.
Needless to say the economic powerhouse remains as London and the South East but areas outside of this have boomed too – nearly half of the ‘new’ millionaires created since 2010 live outside the southern money bubble.
The first village in the UK to have an average house price of over a million in June 2013 was Virginia Water according to Zoopla at the time, when the average house price scraped over £1,00,000. Today that has not changed significantly – Zoopla figures state £1,122,082 is the average price paid for a property in the area, representing a 5.5% increase over the past year.

It's Chinese whispers on the Wentworth Estate; rental homes in Sunningdale

As you know rental homes in Sunningdale and the Wentworth Estate are very sought after.

Since the purchase back in 2014, the new Chinese owners have made little change to this long established country club but today it has been announced that revolution is underway. 

The Wentworth Club, home to the annual PGA Championship, has always been frequented by the rich and famous, not to mention the odd Royal, with full membership for a couple commanding a first payment on joining of nearly £39,000. 

Those who weren't full Wentworth Members could however also come and pay and play as corporate guests. But from 1st April 2017 this club will become "fully private" using a debenture scheme.

"At the lively AGM, 400 members were informed that in 2017 they will have to pay a debenture of £100,000 and annuals subs of £16,000. Membership will be offered only if the Wentworth board members approve the 'application'. New members will pay a debenture of £125,000.

This marks a massive change to the existing club set up, but the Chief Executive Steven Webster told us that the club need significant investment in the golf courses, clubhouse and tennis club.

However, the current Captain slammed the owners lack of communication with the members, explaining that members wanted value for money - and for the Club to be inclusive not exclusive.

Over the years, we have seen plenty of changes at Wentworth, and very few of those changes have been popular at first glance. But it is clear that Wentworth members after 2017 will have rather more space to themselves".

Salubrious Sunningdale - where the homes and the golf are top of the range

Sunningdale is a large, quintessentially English village located in the Royal Borough of Windsor and Maidenhead in Berkshire. Dotted with leafy lanes and large detached houses hiding behind foliage and gates it is just 24 miles west of London with a train station and direct link into London Waterloo, due to its prime location, Sunningdale is a top spot for London commuters and is also favoured by international businessmen and women who need fast access to the UK's airports.


Sunningdale has been home to many familiar names over the years - Dame Agatha Christie lived in Scotswood, a house on Devenish Avenue, which has now been transformed into luxury apartments. Other famous residents have included Gary Lineker, British pop group Five Star, Chesney Hawkes, Brian Blessed, Diana Dors and Billy Ocean.

"I love the golf course," said Torrance. "I've been there for the last 44 years - I was assistant pro there in 1971 so there's not a blade of grass that I'm not familiar with. I can't wait to get out there."

Torrance's compatriot Colin Montgomerie is also thinking ahead to late July and what lies in store on the Old Course at the iconic Surrey venue:

"My first competitive round at Sunningdale was in 1987, which was the Walker Cup. Ever since I first played it I've loved the place and I've always said it's a gorgeous place to be, not just to play golf but to walk round."


With accolades such as this it is hardly surprising that Sunningdale, and in particular those houses that back onto the courses, are in such high demand.

Barton Wyatt welcomes Chinese purchase of The Wentworth Group

The announcement of the acquisition of The Wentworth Group in Surrey by a large Chinese Investment company, Reignwood Group, spells good news for Surrey's Wentworth and Virginia Water.

The Wentworth Club is one of the world's finest golf and country clubs set in an oasis less than an hour from central London.  Consisting of a famous castellated Clubhouse, three championship golf courses, a Tennis & Health Club, an active social calendar and dining inspired by The Ivy and Le Caprice also owned by Richard Caring.

Barton Wyatt, the leading estate agents in Surrey, are delighted with the news.  James Wyatt, partner of the firm explains:

"Rumours have been flying around for months about the sale of The Wentworth Club.  Richard Caring has been open about his ambition to sell this part of his empire and release capital for other ventures.

Dr Chanchai Ruayrungruang is also known more familiarly as Yan Bin and has a multitude of feathers in his cap including being the man who brought the energy drink Red Bull from Thailand to China. Three years later, he started building the Wonderland Amusement Park, not dissimilar to Disneyland near Beijing.

In 2000, he built China's largest golf resort, the Pine Valley Resort in Beijing, which caters to a luxury crowd: in 2009 the course was awarded the Multimillionaires' Most Favourite Golf Course in Beijing.

Yan Bin has grown his fortune on the back of a strong performance in sales of Red Bull energy drinks in China, and with sales expected to hit US$800 million this year, it is estimated that his personal wealth is $8.17 billion.
