From Surrey to North Dakota, it's pumpkins galore this Halloween!

As the nights draw in and Halloween approaches, the supermarket shelves are bulging with pumpkins once more. From roast pumpkin soup to ward off the winter chill in Surrey, to pumpkin pie with lashings of cream in North Dakota, much of the English-speaking world goes mad for these tasty seasonal treats at this time of year.

Surrey House Trend Watch - Going Underground

Traditionally, the British have been a fiercely proud home owning nation and since the Queen came to her throne in 1953, the proportion of owner occupiers in England has steadily increased from 32% up to a peak of about 75% in 1981 (70% today).

Homeowners have always found ways of showing-off their property whether it be thousands of gaudy lights at Christmas, an over abundance of colourful hanging baskets in Spring or simply by building a property larger than your next door neighbour. Showing off by building tall buildings has been in vogue for centuries - in the picture postcard village of San Gimignano in Italy, the local wealthy merchants built taller and taller towers to signify their wealth and importance and that was back in the 11th to 13th Century. Even today, designers and architects cannot help themselves but build higher and higher skyscrapers all over the world, to impress.

Saying that the latest trend in the golden commuter land of Surrey - where turning your house into a skyscraper is just not an option - is to bury underground and build enormous basements. This is due to tough greenbelt policies which normally allows an owner of a modest-sized house on a good-sized garden plot to add to or rebuild his house with just 30% extra floor space. This leaves owners with only one choice, which is to dig down and create space underground. London terraced-house owners have been doing this for the last 20 years - creating rooms where the cellar was - often making laundry rooms and play rooms.

The problem with these underground rooms is the difficulty in getting any good natural light to the subterranean room. But architects have become more and more wily at stealing light from up-stairs that quite often now you would not know that you had gone underground. However, whilst it might seem attractive to extend your house by 5,000 square feet or even a lot more, what can you actually do with all that space?

"There are a few fairly obvious choices, firstly the plant room. Not of the green and leafy variety but the machinery which is required to run your home - industrial sized boilers - man-enough to heat the pool, AC units - man-enough to cool it down. Electronic wizardry to run your alarm, your lighting system and phones. Maybe the latest state-or-the-art music system with the ability to pipe any song ever written through to any room you desire.

"You might want a communications room containing racks and racks of audio visual machinery and patch panels with wiring that would frighten most. In a large house this might contain numerous satellite boxes, a number of huge hard drives for your new music and video collection and so the list goes on.

"The next obvious room to bury is the laundry. American top load washing machine, tumble dryer, maybe a spare fridge/freezer and plenty of space to store, iron and fold. It is not uncommon to find a laundry shoot from the upstairs bathrooms - saving the bore of carrying it all downstairs.

"Cinema rooms come high on people's lists for very clear reasons and with improvements in technology, these can be incredibly grand affairs. It is of course budget dependent but anything from a run-or-the-mill sofa to luxury reclining leather seats.

"Wine cellars are an immensely sensible thing to put underground, since every wine maker in Europe stores their wine beneath the ground - then why shouldn't us mere mortals.

"Swimming pools are proving to be increasingly popular for underground space. A reasonable-sized indoor pool with seating areas, changing rooms, Jacuzzi, sauna, steam room could use up as much as 2,500 square feet. Multi gyms are also in vogue with an array of gym equipment and the latest pilates apparatus to ensure supreme fitness.

"Garaging - well that speaks for itself. And of course staffing accomodation - out of the way of the main part of the house but still close enough for child care.

"Maybe all of the above might seem rather obvious - this space is yours to do what you like with - a hair dressing salon, massage room, fake tan spraying booth or in one rather extreme case - a gift wrapping room."

Super Suburbs: Best Buys on the market in Virginia Water today

Both the Daily Telegraph and the Daily Mail have features in the last week about the property market in Virginia Water in Surrey. 

  

The Telegraph identified "London's super suburbs: the most valuable property markets" whilst the Mail cried out "Millionaire's row spreads out of London as average cost of homes hits £1 million in more than 40 areas".

Fury over Property Live closure at Surrey NAEA meeting

Sparks flew yesterday in usually sedate Surrey as the county's NAEA members expressed their anger at this week's announcement of the closure of Property Live. 

Attending the quarterly meeting of over 60 Surrey NAEA and ARLA members in Guildford was NAEA MD and President Mark Haywood who acted as 'messenger', relaying the Board's decision to close the association's Members Only portal at the end of January 2013 due to poor performance.

Launched 4 years ago and rumoured to have cost Members in excess of £2 million, Property Live was the long-awaited portal dedicated to NAEA members. Well supported across the country and intended to be a real alternative to major portal players, there was widespread disappointment and dismay in Surrey upon hearing about the closure with one member at the meeting exclaiming, "Property Live was the best Member benefit we've had for years or maybe even ever!"

The Board's decision to cease operations at Property Live from the end of the month was taken after much discussion with low volume of lead generation cited as the reason although concerns over the management and availability of sufficient marketing budgets were also voiced at the meeting by Surrey NAEA members.

"With over 90% of property buyers starting their search online and the likes of Jessops and HMV going into administration because of the seemingly insatiable growth of online consumerism, it seems madness that the NAEA Board has decided to close the main online presence of the NAEA!

"Our Members here in Surrey bought into and supported the Property Live model for 4 years with some even cutting ties with the likes of Rightmove and Zoopla, where does that leave them now? As the ones who funded this ambitious project, the Board has a duty to provide a full and detailed explanation about the decision to its Members."  

With the NAEA retaining the Property Live URL pending further discussions according to Mark Haywood, questions have already been raised as to the future of the portal? 

Sentiment was clear in Surrey with Members holding a long heated debate and concluding that a viable commercial future was possible for Property Live but that it needed to be discussed with the Board as a matter of urgency.  

James Wyatt concludes, 

"Within minutes of hearing the news about Property Live's intended closure I received a number of emails from interested parties keen to take the now defunct site on. It will be very interesting to see what steps the Board takes next."

So with this latest news of yet another property portal going to the wall, it seems that there's nothing, even the 14,000 strong members of the NAEA and ARLA, can do to stop the might of the Rightmove and Zoopla - even if it is much to the displeasure of NAEA Members.

US tenants drive lettings market in Surrey

According to data from Surrey's Best Estate Agent, Barton Wyatt, US nationals are driving the North Surrey lettings market, accounting for 45% of all tenants in rented properties in 2011. Established in Virginia Water for nearly 50 years, the award winning agency Barton Wyatt which specialises in high end lettings as well as property sales, also revealed that despite the majority of rental stock in 2011 being privately let, almost 20% was let to companies and their employees. Commenting on the findings, Partner James Wyatt, who celebrates his silver anniversary at Barton Wyatt this year, said: "In line with the recent findings from PrimeLocation.com which revealed that the location from which the highest volume of searches for British property to buy was the US at 21%, we too have seen a resurgence in US nationals renting in the North Surrey area, accounting for nearly half of all lets in 2011."   Wyatt continues, "During the recession we saw a decrease in the volume of corporate lets particularly with many international companies downsizing operations or relocating, many back to the US. In 2011 however we saw this trend reverse with US professionals and their families once again returning to the area for employment which in turn has boosted the corporate lettings market." Of Barton Wyatt's corporate tenants, the most popular sectors of employment in 2011 were energy at 19%, finance at 15% and telecoms and pharmaceuticals each accounting for 10%. As Lettings Manger, Joanne Parris explains, "Some of our biggest corporate letting clients include oil and gas giants BP and Shell as well as the 10th largest pharmaceutical company in the world, Eli Lilly and American corporation, Dow Chemicals." Indeed this leafy corner of Surrey, in and around Virginia Water, only 42 minutes by direct train to Central London, seems to be the preferred destination not only for major US conglomerates to house their UK operations but also for employees to reside. Mortgage lender Halifax has recently released a report listing the twenty wealthiest streets to live on in England and Wales; the findings are a breath of fresh air to the property market after such a negative 2009, it would seem properties on these streets have maintained their price tags throughout the recession, however, serious interest will only come from those with deep pockets... Overall the findings revealed that prices in the south east of England still outrank those in the north and Wales by some margin. Properties in the most expensive street in southern England cost more than four times as much as their equivalents in the most expensive street in the north. In Wales, properties on the most expensive street are on average £600,000 pounds compared to over £5 million in London. Unsurprisingly more than half of the most expensive residential streets can be found in London's Chelsea and Kensington, with the report showing many of these streets tightly clustered together. Surrey's Virginia Water, Cobham and Weybridge are being targeted by foreign investors who are reportedly snatching up multi million pound properties in order to make the most of the weakened sterling.
