Ten reasons millionaires buy their millionaire homes in Wentworth

It is no longer uncommon to be a millionaire.  Barclays Wealth conducted a survey that suggests there are 715,000 millionaires in the UK – one in every 65 adults. They predict that in another ten years there will be almost 800,000 millionaires living on these shores.
In 2010, last time Barclays Wealth carried out their study, there were 40% fewer millionaires. The report surmised that booming house prices, bonus payments and good returns in equity markets had all had a hand to play in the rise.
Needless to say the economic powerhouse remains as London and the South East but areas outside of this have boomed too – nearly half of the ‘new’ millionaires created since 2010 live outside the southern money bubble.
The first village in the UK to have an average house price of over a million in June 2013 was Virginia Water according to Zoopla at the time, when the average house price scraped over £1,00,000. Today that has not changed significantly – Zoopla figures state £1,122,082 is the average price paid for a property in the area, representing a 5.5% increase over the past year.
Barton Wyatt estate agents Surrey have been in Virginia Water for 50 years and the Wyatt brothers who run this exclusive agency are no strangers to millionaires. Indeed, the average house price sale for Barton Wyatt in the past year sits at an eye watering £2,879,032.
James Wyatt, Partner of Barton Wyatt, comments:
“It has been fascinating watching Virginia Water – which encompasses the elite Wentworth – over the past 50 years. House prices have always been high here. The area has attracted kings, queens, celebrities and superstars over the years, which has in itself encouraged the inflow of further wealthy families.
“I predict that house prices in Virginia Water will continue to rise over the next ten years by something like 60%. The houses that are being built on Wentworth to replace others that have been demol
demolished are often colossal. These homes are being bought by international buyers very discreetly as an alternative to buying in overpriced London”
And why is Virginia Water and Wentworth a top spot for the jetset looking for a peaceful home in the UK?
Here are Barton Wyatt’s top ten reasons why their village has it all:
  1. Covenants – the covenants in Wentworth have restricted owners and developers alike from taking down houses and in-filling with lots of homes. One plot has to remain one plot and this has secured exclusivity and driven the prices up.
  2. Golf – the Wentworth Club has attracted top golfers for decades. Since its inception in the 1920’s Wentworth has been famed for its interesting fairways discreetly lined with large homes, which are tucked behind deep foliage. Golfers peer at the homes and owners often have good views of the course from raised vantage points.
  3. The PGA tournament – this has kept Virginia Water and Wentworth in the limelight. Wonderful TV footage of lush greens, huge conifers and enormous houses with top flight golfers vying for the number one spot has assured fame for the area.
  4. The Wentworth Club – is far from all about golf. 13 tennis courts feature a combination of surfaces for optimum seasonal playing conditions including: all weather, artificial clay and acrylic – nine of which are also floodlit. A fabulous multi gym, indoor pool and very large outside pool all add to the mix. Whether you want swimming lessons for the children, a personal trainer or just to make new friends the Wentworth Club is likely to be on the agenda for any family living nearby.
  5. Polo – There is something extremely classy about hanging out with people who do or know about Polo. They are generally extremely rich and/or very beautiful – all of which goes down very well in VW.  Guards Polo is now the largest polo club in Europe and sits within Windsor Great Park .  The Club is set in the outstanding natural surroundings of Smith’s Lawn, which is thought to have been named after a game keeper at the time of the Restoration in the 17th century and is just a short walk from the lake at Virginia Water.
  6. Virginia Water Lake – the lake was first dammed and flooded in 1753. Until the creation of the great reservoirs, it was the largest man-made body of water in the British Isles. This is a beautiful spot and wonderful to have on the doorstep. The circuit around the lake is about 4.5 miles, half paved and the other half a “natural” path, which provides easy walking conditions even with a pram or pushchair.
  7. Getting to London – easily achieved in under an hour. Trains run regularly to Waterloo and you could be at your desk in little over an hour – or of course shopping at Selfridges or Harrods.
  8. Transport Links – Heathrow airport is just 10 minutes away – essential for most residents who have homes and businesses in other parts of the world. Virginia Water sits close to the M3, M25 and M4, so getting around the UK is easy too.
  9. Schools – Some of the UK’s finest public schools are within easy reach of Virginia Water: Eton, Wellington and St Georges are popular. For international students there is a choice of two international schools tutoring the International Baccalaureate alongside the British education system.
  10. People like us – Virginia Water/Wentworth is a wealthy village – it attracts wealthy people and you know your neighbours’ children will go to the same schools, go to pony camp together and eventually as they grow – date each other. Your neighbours will have nice cars, well-kept homes and gardens and have similar values to yours. You will meet at drinks parties, go to restaurants and bump into them in the village. They will be like you and this is why they live here – because they are People like us.

It's Chinese whispers on the Wentworth Estate; rental homes in Sunningdale

As you know rental homes in Sunningdale and the Wentworth Estate are very sought after.

Since the purchase back in 2014, the new Chinese owners have made little change to this long established country club but today it has been announced that revolution is underway.

The Wentworth Club, home to the annual PGA Championship, has always been frequented by the rich and famous, not to mention the odd Royal, with full membership for a couple commanding a first payment on joining of nearly £39,000.

Those who weren't full Wentworth Members could however also come and pay and play as corporate guests. But from 1st April 2017 this club will become "fully private" using a debenture scheme.

James Wyatt, Partner at Barton Wyatt, Wentworth resident and Club Member, comments:

"At the lively AGM, 400 members were informed that in 2017 they will have to pay a debenture of £100,000 and annuals subs of £16,000. Membership will be offered only if the Wentworth board members approve the 'application'. New members will pay a debenture of £125,000.

This marks a massive change to the existing club set up, but the Chief Executive Steven Webster told us that the club need significant investment in the golf courses, clubhouse and tennis club.

However, the current Captain slammed the owners lack of communication with the members, explaining that members wanted value for money - and for the Club to be inclusive not exclusive.

Over the years, we have seen plenty of changes at Wentworth, and very few of those changes have been popular at first glance. But it is clear that Wentworth members after 2017 will have rather more space to themselves".

For more details on the changes coming to The Wentworth Club contact James Wyatt on 01344 843000.

Salubrious Sunningdale - where the homes and the golf are top of the range

Sunningdale is a large, quintessentially English village located in the Royal Borough of Windsor and Maidenhead in Berkshire. Dotted with leafy lanes and large detached houses hiding behind foliage and gates it is just 24 miles west of London with a train station and direct link into London Waterloo, due to its prime location, Sunningdale is a top spot for London commuters and is also favoured by international businessmen and women who need fast access to the UK's airports.

Sunningdale has been home to many familiar names over the years - Dame Agatha Christie lived in Scotswood, a house on Devenish Avenue, which has now been transformed into luxury apartments. Other famous residents have included Gary Lineker, British pop group Five Star, Chesney Hawkes, Brian Blessed, Diana Dors and Billy Ocean.

The village is well known for its palatial properties including the Grade-II listed art deco mansion, Charters. Built in 1938 for industrialist Frank Parkinson, the house welcomed guests including Winston Churchill and the Duke and Duchess of Windsor before changing use, becoming a corporate headquarters and now a luxury apartment and spa complex.

Other notable properties include Coworth House, the late 18th century home of Edward Stanley, 17th Earl of Derby, which was later occupied by the Secretary of State for War in the early 20th century as well as the British Ambassador to France. It is now the popular Coworth Park Hotel.

In addition to its property heritage, Sunningdale is best known for its golf courses say Barton Wyatt estate agents Surrey.

Sunningdale Golf Club was founded by two brothers in 1900 and is home to two 18-hole courses.  The Old Course was designed by Willie Park Jr and the New Course by Harry Colt. Sunningdale has hosted many prestigious tournaments including the British Masters, the Walker Cup, the Women's British Open and the Senior Open Championship.

Sunningdale is also home to a second highly acclaimed club: Sunningdale Ladies. With a course also designed by Harry Colt, the club offers players a smaller but perfectly proportioned course. The patron is HRH The Duke of York and this land was once part of Windsor Forest.

July 23rd - 26th sees the return of the Senior Open Championship to Sunningdale Golf Club and with it a host of golfing greats who are all raving about being back in Berkshire for this competition.

Wales' greatest ever golfer Ian Woosnam, former Masters Champion and world number one, says:

"It's a course that I always love to play and I think it's great for the Senior Open to go there. The crowds are going to be magnificent. Noone can complain because it's such a lovely old golf course. It's the sort of golf course, with the heather and everything, that you've got to keep it on the fairway, but it's not a long golf course. You have to use the right clubs off the tee and they are very small greens so you have to be accurate as well."

Golfer Sam Torrance also knows Sunningdale's Old Course inside out, as a long-time member of the club.

"I love the golf course," said Torrance. "I've been there for the last 44 years - I was assistant pro there in 1971 so there's not a blade of grass that I'm not familiar with. I can't wait to get out there."

Torrance's compatriot Colin Montgomerie is also thinking ahead to late July and what lies in store on the Old Course at the iconic Surrey venue:

"My first competitive round at Sunningdale was in 1987, which was the Walker Cup. Ever since I first played it I've loved the place and I've always said it's a gorgeous place to be, not just to play golf but to walk round."

With accolades such as this it is hardly surprising that Sunningdale, and in particular those houses that back onto the courses, are in such high demand.

James Wyatt, Partner of local estate agents Barton Wyatt, says:

"Finding homes in Sunningdale can be difficult. They just don't come onto the market very often. Particularly the houses that adjoin the courses - these are highly valuable and prized by their owners."

A local developer, Halebourne Group, is shortly to complete a stunning mansion that will launch as 10 new luxury apartments. Coming to the market at approximately £2-3 million for the two and three bedroom homes and two magnificent penthouses. James Wyatt continues:

"This majestic house is situated opposite the world famous Sunningdale golf course and will be the most fabulous opportunity for keen golfers to own their own tee-side seat at Sunningdale. We anticipate that these homes will be highly sought after by locals who are looking to downsize but remain in the area that they know and love."

If you are looking for a slice of golfing action and would like more details on these apartments or other properties in the area contact Barton Wyatt on 01344 843 000 or visit www.bartonwyatt.co.uk.

The Ridge, Sunningdale                                    Anticipated launch price from £2,000,000

This stunning development will offer mansion block apartments in an exclusive setting.  Each luxury apartment has secure basement parking, outside terraces and a superb interior specification. They will be available from spring 2016.

Barton Wyatt welcomes Chinese purchase of The Wentworth Group

The announcement of the acquisition of The Wentworth Group in Surrey by a large Chinese Investment company, Reignwood Group, spells good news for Surrey's Wentworth and Virginia Water.

The Wentworth Club is one of the world's finest golf and country clubs set in an oasis less than an hour from central London.  Consisting of a famous castellated Clubhouse, three championship golf courses, a Tennis & Health Club, an active social calendar and dining inspired by The Ivy and Le Caprice also owned by Richard Caring.

Barton Wyatt, the leading estate agents in Surrey, are delighted with the news.  James Wyatt, partner of the firm explains:

"Rumours have been flying around for months about the sale of The Wentworth Club.  Richard Caring has been open about his ambition to sell this part of his empire and release capital for other ventures.

"It was all just a case of who had the money for this hugely expensive slice of Surrey.  We are delighted it is now settled and we are most excited by having internationally renowned Chinese owners at the helm.

Wentworth Tennis"This purchase by a major Chinese group will undoubtedly expand the Wentworth Brand globally.  This in turn will open new doors, bring new markets to our estate and of course more wealth outside of London to the Home Counties."

The Reignwood Group has purchased Wentworth for a jaw dropping sum of £135m. Dr Chanchai Ruayrungruang, founder of The Reignwood Group in 1984, commented,

"Reignwood has a long history in golf development, a profound respect for excellence in every form and deep interest in East-West cooperation.

"As a world famous golf institution, Wentworth is a key strategic acquisition for our rapidly growing luxury lifestyle division, whose unique culture we are dedicated to preserving and whose exceptional expertise will inform our golf operations across Asia."

Dr Chanchai Ruayrungruang is also known more familiarly as Yan Bin and has a multitude of feathers in his cap including being the man who brought the energy drink Red Bull from Thailand to China. Three years later, he started building the Wonderland Amusement Park, not dissimilar to Disneyland near Beijing.

In 2000, he built China's largest golf resort, the Pine Valley Resort in Beijing, which caters to a luxury crowd: in 2009 the course was awarded the Multimillionaires' Most Favourite Golf Course in Beijing.

Yan Bin has grown his fortune on the back of a strong performance in sales of Red Bull energy drinks in China, and with sales expected to hit US$800 million this year, it is estimated that his personal wealth is $8.17 billion.

James Wyatt says:

"In my mind golf and the Chinese sit in harmony together.  Asia has become golf mad over the past few decades and are already regular visitors to Wentworth.  Hopefully now they will move into leafy Surrey and become part of our rich and diverse international tapestry.

"I for one would be thrilled to see some dim sum on the menu at The Wentworth Club!"

Foreign Secretary attends Annual Enterprise Forum at Wentworth

Philip Hammond, local MP and Foreign Secretary was an esteemed guest of Surrey's leading estate agency, Barton Wyatt Estate Agents Surrey last Friday.

March 20th saw the Runnymede & Weybridge Enterprise Forum annual lunch take place in the graceful dining room at The Wentworth Club.   As a keen supporter of the enterprise, James Wyatt Partner of Barton Wyatt hosted tables and invited the two local international schools as his guests.

Wyatt comments: "I am a staunch supporter of this group and indeed was Chairman a few years ago.  I believe this forum is an excellent way of getting local businesses together to encourage economic discussion and the effect of politics on our lives.  As Mr Hammond is the Foreign Secretary I thought that it would be tremendous to include our two local international schools - ACS Egham and TASIS England - both of which have quite an impact on our patch of North Surrey."

The two schools combined take in the region of 1500 pupils who are mainly being educated on the International Baccalaureate and their being in the local area attracts a wealth of international families to the Virginia Water area.

James Wyatt continues: "I believe without these two schools in our locality, Wentworth would be a very different patchwork to the rich diversity of cultures that it is today.  I love the mix of nationalities and cultures that we have on our doorstep.  It creates a terrific international environment and one that I am very glad my children are growing up in.

"It was with this in mind that I decided to include some sixth formers from TASIS England and ACS Egham to join my tables. These youngsters will be our future and I hope that they will go back to their respective schools and talk freely to their peers about this experience."

Wyatt, Hammond & ACSPhilip Hammond, Member of Parliament for Runnymede & Weybridge and Secretary of State for Foreign & Commonwealth Affairs attends all the meetings for the Enterprise Forum. He says:

"Personally, I greatly value the opportunity which the Forum gives me to discuss current issues and political developments with the local business community. All members of the Cabinet value the opportunity to hear the views and concerns of the business community - thus helping to ensure that we achieve our stated ambition - to be a business-friendly administration. I want to remain a champion of private sector-led growth within Government and I value my links with the local business community highly."

Work out wonder homes by Barton Wyatt estate agents Surrey

Zumba, Fitbit and TRX are all words that have become part of the daily dialect for many.  The UK's ever changing vocabulary is including more words that have originated from the sports world as people become fixated with bettering their physique and improving their diet.

High Intensity Interval Training (HIIT) became the number one fitness trend in 2014 according to the annual survey conducted by the American College of Sports Medicine (ACSM).  It was perfect for busy people who wanted a fast and challenging workout that delivered results. The survey predicts it will rank second in 2015.

Taking the coveted number 1 spot this year will be body weight training according to the ACSM. A perfect work out which can be done in small spaces and uses your own body weight as a cantilever rendering expensive monthly gym memberships redundant.

Wearable technology has also become one of the latest fads on the fitness market.  Wristbands that measure calories, steps, heart beat and can also let you know if you had a good night sleep complete existing smartphone technology syncing your daily exercise and overall health. A recent study by market research group Kantar are projecting that the 'wearable tech' market in the UK could jump to 13.1 million users in 2015 (over double the current number at 6.7 million).

Wearable technologyThe launch of the Apple Watch will undoubtedly help to achieve this figure.  Apple Watch gives the wearer a complete picture of their all-day activity. The activity app show the daily progress and help motivate you to sit less, move more and get some exercise. It's also an advanced sports watch, giving you real-time stats for a variety of the most popular workouts. Over time, Apple Watch learns the owner's activity and fitness levels thus enabling it to suggest personalised goals. It even provides custom reminders to encourage you to achieve them.

Property guru and estate agent James Wyatt, Partner of Barton Wyatt estate agents in Surrey, is at the forefront of selling homes to buyers with health and fitness foremost in their minds, he comments,

"Having watched my friends and associates being lured into the wearable technology world, I find myself following! I have to admit I was tempted by this Apple watch but I have gone for the more affordable Fitbit to see how I do with that before weighing out for a pricey watch!"

"It appears that the average property purchaser in patch of Surrey is very keen on keeping healthy too.  Most of our buyers are after substantial family homes and they want the house to have or have the potential room for a multi-gym.  These gyms are not all flamboyant - some are small rooms with a handful of weights - others have lots of expensive equipment. One thing they virtually all have though is a large flat screen television linked to the internet!"

gym-treadmill-people.jpgWith the help of the internet and platforms such as YouTube it's never been an easier time to get fit and remain motivated. The number of online workout videos and tech-platforms that can track your progress, offer advice and allow you to connect with your fitness pals is growing at an alarming rate.  Slipping into some Lycra and popping on a Jane Fonda VHS is a thing of the past - today you can download an Insanity Fast & Furious 20-Minute Workout and off you go!

James goes on to comment about how buyers' needs have changed in recent years,

"30 years ago no one ever asked for a gym in their home, we had the odd request for a massage room or a swimming pool but it wasn't common.  Today fibre optic broadband, wall to ceiling mirrors and in the most luxurious gyms - a sprung floor - have almost become as essential as a walk-in wardrobe.  The wonderful thing is that most 'fitness' rooms can be retro-introduced into a house.  It's only a sports complex in the basement that needs heavy duty planning."

Indeed Personal Trainers and private Pilates instructors are a highly sought after accessory in the depths of North Surrey.  Paying as much as £75 per hour for the luxury of a home trainer who will help to keep your motivation going to achieve the ultimate bendy body.

Wyatt laughs:

"It used to be essential to have a Range Rover and a pony - now the locals compete over the best Personal Trainers how many times a week you can fit in a Pilates class. I have to be honest I have tried it myself and I definitely feel more flexible after an hour!

personal_trainer.jpg"Many of the homes we sell have fully kitted gymnasiums, these are perfect for your PT session or just to de-stress after work - which is what I generally use it for.  Half an hour of breaking into a sweat and watching the news helps to take your mind off work.

"Some of our clients have gone the extra mile fitting instant iced water dispensers, wrap around mirrors, ballet bars and surround sound systems to their gyms. In the more extravagant homes around here you will find large underground swimming pools with Jacuzzi, steam rooms, saunas and even changing rooms!"

For those looking to complement their home fitness outdoors then Virginia water in North Surrey is the perfect place. The notable Wentworth Club, a timeless golfing haven, has welcomed numerous great sporting members over the years with the tennis courts, state of the art gymnasium and swimming hugely popular with local residents.

A secret service for 50 years, now to be publically launched on 1st October 2014 Award-winning Barton Wyatt Launches Private Office

Barton Wyatt, the prime multi award-winning estate agents Surrey , has been offering a concierge service to their clients since 1965, designed to fulfil the needs of international royal families, non-doms, celebrities and high net worth individuals who wanted more than "just an estate manager".

Over the past five decades, Barton Wyatt has further honed and developed this incredibly discreet and specialised service and today they launch their service under the name of Private Office as more and more clients seek this type of assistance.

James Wyatt, Partner of Barton Wyatt and Head of Private Office explains,

"We have been fulfilling a concierge facility for clients for fifty years but as demand has risen, we felt it was time to give the service a separate identity and more credence.

"Our clients include those who hold properties all over the world but may only use their Surrey homes for one or two months of the year, whilst others may visit at weekends.  Some live here all the time but want to enjoy their own time to the maximum. We sit in the background of these luxurious lifestyles ensuring that homes and households continue to run seamlessly whilst the client is here or away."

The Barton Wyatt Private Office offers a fully bespoke and customised service for clients although typical services include:
  • Recruiting and managing household staff, ensuring they are fulfilling their role both within the house and the grounds
  • Handling the utilities, ensuring best value and arranging maintenance of household equipment - this could be anything from swimming pools to whirlpools, kitchen and / or gym equipment, Wi-Fi, electronic gates and even internal lifts for both people and cars!
  • Undertaking basic "running of the house" errands from the dry cleaning through to servicing the cars, cleaning windows and chimneys
  • Arranging private transportation from limousine airport picks up through to private jets for national and international travel
  • Organising social gatherings from lavish children's birthday parties through to gastronomic luncheons for 100 guests plus
  • Assisting with finding suitable schools for off-spring - from pre-school to seniors, traditional English schooling and international schools, day or boarding
  • Re-opening the house upon a client's return includes a deep clean, fresh flowers and filling the multitude of fridges and freezers with food that is often quite specialist and pertains to country and culture
  • Closing the house upon a client's departure including once again a deep clean, laundering bedrooms, replacing any broken items during their stay and ensuring the house is safe and secure whilst they are away
James goes on to say:

"Wentworth and the surrounding area has a unique set of families who live here; many are from overseas, often of high standing or famous but almost exclusively they are all very wealthy.  With wealth comes very high expectations and offering the Private Office is not something that we have taken lightly. Our staff must have exemplary customer service skills and an in-depth knowledge on how to make things happen seamlessly.  Thankfully I have no hesitation in stating that we hold these skills and are looking forward to taking on more clients to assist them with running their households."

Needless to say the sky is the limit when it comes to the services on offer to members of Private Office.  Time is often short for the rich jet set and despite an army of staff, having someone on the ground at the Surrey country mansion enables better planning and organisation.  It is hard to organise dinner for 20 from Malibu or a champagne reception with a string quartet from Dubai.  But with Private Office no job is too hard, the team have the know-how and the savvy to be on hand to make things happen on time and as requested.

Wyatt says:

The Glade"Clients sometimes need assistance with interior design which will all come under the Private Office banner.  We are highly experienced with applying for planning for new extensions, assimilating quotes and ensuring work is carried out to the highest standard.  We create new bathrooms and kitchens, re-design any room in the house, select new curtains, carpets and often furniture for our clients.  No job is too big or too small."

The Private Office is available to client's who live in the vicinity of the Barton Wyatt Wentworth office in Virginia Water, Surrey. Prices are available on request but are generally calculated on the size of each property.

Surrey Properties Sold Within Hours

Waterford HouseAviva recently commissioned research into 4,000 homeowners surprisingly revealing that the average buyer takes just 33 minutes to decide on a house purchase. Probably one of the most expensive decisions a person makes in their lifetime and yet seemingly one of the most rushed.

James Wyatt, partner of Barton Wyatt (Estate Agents Surrey) is unsurprised,

"I have known my wife take longer choosing a pair of shoes than many people take deciding on a house purchase!"

Aviva is of the opinion that buyers are reacting to a highly competitive market, leading them to make snap decisions. Indeed the insurance company reports that 24% of homeowners only ever make one viewing before taking the plunge on offering.

Wyatt suggests,

"Properties are extremely evocative items and buyers know pretty much instantly if they like or dislike what they see.  I would suggest that the gut decision is actually make in the first 10 minutes of being in a home and the other 23 minutes is spent reassuring themselves they are making a good choice.

"The real talent in being a savvy estate agent is knowing your buyer well enough that you don't spend ages taking them around properties that they won't like - it wastes everybody's time."

Barton Wyatt is red hot at qualifying potential buyers, utilising years of experience and expert insight into a property's specification so that it will meet the purchaser's requirements. This is important for every purchaser but even more so as you foray into super prime properties which need to accommodate lavish lifestyles.

 James Wyatt mulls,

Shoes
"There is little point looking at houses that don't have the right size kitchen, the correct number of bathrooms, wardrobes or dressing rooms required to house your Imelda Marcos-esque collection of Louboutin shoes, enough rack space for haute couture collection or with the right storage facilities for your Chanel handbags.

"The garage needs to be big enough for not just one but multiple luxury cars - Bentley and Rolls Royce models are longer and wider than average. And external storage facilities can be important if you need somewhere to park the racing bikes, golf clubs, vintage cars and the ride-on lawn mower."

So if you are limited to 33 minutes what should you do with this precious time?  Barton Wyatt advises:
  1. Study the kitchen - does it have the room and space you are used too?  Accepting a smaller kitchen is a big ask for many.
  2. The bathroom number might seem fine but turn on the shower - a trickle of water will not keep you amused.
  3. Look at the boiler and ask about its maintenance and age.
  4. Get in the loft - it may sound odd but 3 minutes in the loft could answer many questions!
  5. Spend the last 10 minutes doing the school run at peak time. Many people look at houses in the middle of the day when no-one is around.
Further research from Aviva found that a third of home buyers didn't carry out any specific checks when viewing their future home, spending an average of £3,500 on repairs after moving in - an additional cost some home buyers may not have budgeted for.

Roundbarrow KitchenThese are often problems that the current owner knows about and doesn't want to fix before departing - damp and cracks are the worst culprits.   Buyers often fall in love with a property and don't want to hear about the bad bits.  Poor heating, a bit of subsidence, a leaky roof can all be swept under the carpet in a hasty viewing.

Further invaluable advice from James who goes on to say:

"Talk to the seller. You don't need to become best friends but you do need to get a good understanding of why they bought the property in the first place and why they are selling. Ask them who the neighbours are and what they are like.

"Get a good survey done, it will pay off in the end.  Agents are very keen to sell and most will give completely honest and open advice. The days of "Caveat Emptor" are long gone, today all and any adverse information must be given to a buyer BEFORE they start incurring costs.

"Above all, after you've agreed to buy a property, step back, breathe deeply, go and visit again. You can change your mind. We agents hate this, but it is a big decision for the purchaser, and if I have a happy buyer at the end of the day, I'd like to think they might sell that home through me in 7, 10, 20 years time."
